How it works

ONE FIRM, START TO FINISH.

You deal with us directly at every stage, not a call centre or a chain of intermediaries. From the first review of the property to the keys in your hand, the process runs in a single, clear line, in Spanish and in English.

The path to completion

1. Due diligence. We check title, charges, planning and licences at the Land Registry and Cadastre. 2. Reservation contract. Drafted or reviewed to protect you before any money moves. 3. Tax and costs. The full cost calculated in advance, with no surprises at the notary. 4. Signing. The deed is signed at the notary, with us beside you. The steps that follow, registering the deed, settling the taxes and updating the tourist licence, are a separate stage we also handle.

Conveyancing fee · Menorca
0.5% + VAT

Of the sale or purchase price · Minimum €1,200 · Agreed in writing before we start

One transparent fee for the legal work through to signing: due diligence, contracts, tax calculation and the notary, whether you are buying or selling. The steps that follow completion, such as registering the deed, settling the taxes and updating the tourist licence, form a separate stage we also take care of. Third-party costs (notary, registry, taxes) are always set out separately.
Who is this for? International buyers and sellers who want a single, trusted firm handling the whole transaction in Menorca, and who would rather know the real cost up front than discover it at the notary.

Buying with a tourist licence

THE LICENCE MUST TRANSFER WITH THE SALE.

Buying a property that already holds a tourist licence (ETV) is not the same as inheriting a valid, transferable one. A licence with defects can be worthless the day after completion, and it is an area that is easy to overlook. As part of the purchase we verify that the licence is genuinely in force, complies with the current rules and actually transfers to you, before you commit.

Part of the due diligence

We check the licence status, its conditions and its transfer at source, never from listings or hearsay. If something puts it at risk, you know before you sign, not after. More on tourist licences →

Frequently asked

QUESTIONS, ANSWERED STRAIGHT.

Do I need a solicitor to buy property in Menorca?

It is not legally mandatory, but it is strongly advisable. We run the legal and land-registry due diligence, review or draft the contracts, calculate the tax and attend the notary with you, so nothing important is overlooked.

What taxes will I pay?

On a purchase, Transfer Tax (ITP) in the Balearic Islands, or VAT and AJD on a new-build. As a seller, capital gains tax and, if you are non-resident, a 3% withholding at completion. We calculate the exact figures for your case before you sign.

Can you handle everything if I am abroad?

Yes. With a power of attorney, your NIE and remote handling, you do not need to be in Menorca for most steps. Everything in Spanish and English.

I am buying a property that already has a tourist licence, is that a problem?

Only if the licence has defects. We verify that it is valid, compliant and transferable as part of the due diligence, so you know exactly what you are buying before you commit.
